WE DO NOT ALLOW BIRTHDAY, BACHELOR, OR BACHELORETTE PARTIES IN ANY OF OUR UNITS. EVERYONE IN YOUR PARTY MUST BE OVER 25 YEARS OF AGE UNLESS ACCOMPANIED BY PARENTS.

SMOKING OR HAVING PETS IN UNITS NOT DESIGNATED FOR THAT USE WILL RESULT IN FORFEITURE OF ALL SECURITY DEPOSIT.


Hurricane Policy and Procedures
Hurricane season in the Florida begins June 1 and ends November 30. Please take a moment to review the following information for procedures regarding mandatory evacuation:

We will notify guests of mandatory non-resident evacuation
Guests evacuating must return keys for property to Key West Vacation Properties & Realty, LLC  office for the evacuation period
Guests are expected to stay informed of evacuation status. This information is available on local television and radio stations, or at www.monroecounty-fl.gov.
When the evacuation order has been lifted, the guests are expected to contact their property manager to arrange for their return to the property.

In the event of a mandatory evacuation for a hurricane, guests may elect to stay at a safe, temporary location. Key West Vacation Properties & Realty will refund for the time period of the evacuation with the following conditions:

Keys for the property must be returned to office and documented
Key West Vacation Properties & Realty does not provide or pay for accommodations out of evacuation zone.
When the evacuation order is lifted and the property is not damaged by the storm, the guest is expected to return to the property.
If guest elects to cancel the remainder of vacation and return home, Key West Vacation Properties & Realty will not refund any unused nights beyond evacuation period, unless the property was damaged and deemed unsafe.

In the event the above rented property becomes unavailable for any reason, including, but not limited to, acts of God, property owner’s removal of the property from the rental market, any governmental body enacting or enforcing any regulation, ordinance, or law restricting vacation rentals, we will make every effort to provide alternative accommodations or refund the entire deposit. However, if alternative accommodations are not available, neither the owner nor Key West Vacation Properties & Realty, Inc. shall be liable beyond refund of all monies paid.


CHECK-IN TIME IS 4:00 P.M. AND CHECKOUT TIME IS 10:00 A.M.
The check-in office, 130 Simonton Street, Key West, FL 33040, is open Monday through Friday from 9:00 A.M. to 5:00 P.M. Lockbox for after hours check in. We look forward to welcoming you to our Island Paradise!
Rate adjustments will not be made for late arrival or early departure.
If the terms and conditions contained herein are not acceptable, you may cancel without penalty by providing notification of such cancellation upon receipt of this confirmation.
IMPORTANT INFORMATION
In addition to the rental, a security deposit is required. This deposit may be held for up to six (6) weeks after your departure, and is subject to adjustment for damages to the unit, extraordinary cleaning, laundry, beyond normal usage and telephone toll charges, etc. Smoking or pets in units not designated for that use will RESULT in the FORFEIT of all the Security Deposit and may be subject to eviction.

A late check-in fee of $30.00 may apply if personal check-in is required after hours.
For any check returned to us due to insufficient funds, there will be a charge for the applicable bank fees plus a $30.00 handling fee. Fees will be deducted from your security deposit.
PETS will not be allowed unless previously agreed to in writing. All pets require a pet fee!
ASSOCIATION RULES. If the unit is a condominium or other multiple unit accommodation, the guest and persons accompanying the guest agree to abide by the rules of the Association, a copy of which will be furnished upon check-in or posted in the unit.
OWNER/AGENT IS NOT REPOSIBLE FOR LOSS, THEFT OR PERSONAL UNJURIES SUSTAINEDBY THE GUEST AND/OR PERSON ACCOMPANYING GUEST.
CANCELLATION: Unless you have purchased trip cancellation and interruption coverage, the following will apply:
Cancellation 60 days or more prior to occupancy – full refund less 20% of booking deposit plus service fee and sales tax. Cancellation 59 days or less prior to occupancy – no refund. If the florida keys are closed sue to a ban of non residents, you will be given the option to rebook within 365 days of your original check in date.
MAINTENANCE: It is possible that it might be necessary to temporarily close tennis courts, swimming pools, shuffleboard courts, recreation buildings, etc. for routine maintenance during your stay. In the event of an equipment malfunction, Key West Vacation Properties & Realty, LLC will expedite maintenance repairs as quickly as possible to insure your continued comfort. However, no rebate can be approved due to circumstances beyond our control. Guest understands that any damages which are discovered requiring maintenance repairs should be reported to Key West Vacation Properties & Realty, LLC immediately.
FURNISHINGS IN UNIT: All the units rented through Key West Vacation Properties & Realty, LLC are individually owned and decorated. Although Key West Vacation Properties & Realty, LLC administers minimum standards for a unit to participate in our accommodation program, the style, quality of furnishings and color schemes of the units can vary considerably according to the individual owner’s preference. Kitchen supplies, bedding and towels are provided. The telephone number to your unit is contained in the description portion of your contract.
Our owners are happy to share their Florida home with you and trust you will respect it as your own. Guest shall take good care of premises, appliances and furnishings and guest shall be responsible for all conditions caused by the negligence, wrongful acts or omissions of the and/or persons accompanying guest.
MAXIMUM OCCUPANCY: The maximum number of occupants indicated in the unit description on page one has been set by the unit owner and/or the association. If your will exceed this limit at any time, we will be happy to help you find additional accommodations if available. Violation of the maximum person limit in the unit will result in immediate removal and forfeiture of all monies paid.
PARKING RESTRICTIONS: Parking in many Keys’ locations is very restricted, either by space or regulation. Parking required for motor home, travel trailers, boat trailers, etc. may determine which units you stay in, or require off- site parking arrangements. Off-street parking is not available for all locations. Please let us know if you require parking for any of these vehicles so we can make arrangements ahead of time.
SUBSTITUTION OF ACCOMMODATIONS: Circumstances may cause your confirmed unit to be unavailable, therefore Key West Vacation Properties & Realty, LLC reserves the right to substitute comparable accommodations. However, we cannot guarantee the confirmed rate in these instances. Substitute accommodations and rates will be subject to your approval.
STUDENT FROUPS ARE NOT PERMITTED: Many units and/or complexes will not permit students not accompanied by parents. Any reservation obtained under false pretense will be subject to eviction and forfeiture of all amounts prepaid.
BEHAVIOR: Should a guest’s behavior necessitate eviction it will result in forfeiture of all monies prepaid.
DEFAULTS: If the guest defaults in the performance of any of the obligations contained herein, and a suit at law is brought against guest and/or persons accompanying the guest, Key West Vacation Properties & Realty, LLC shall be entitled to recover all costs and expenses including court costs and reasonable attorney’s fees.
RATES are subject to change without notice until you have a confirmed reservation.

Florida Statutes Chapter 509.
